Me rritjen e vler\u00ebs s\u00eb referenc\u00ebs, automatikisht rritet edhe taksa p\u00ebr t\u2019u paguar. Kjo do t\u00eb prek\u00eb t\u00eb gjith\u00eb pronar\u00ebt n\u00eb zonat ku \u00e7mimet e reja t\u00eb referenc\u00ebs do t\u00eb aplikohen, sipas projektligjit t\u00eb ri tashm\u00eb t\u00eb depozituar n\u00eb Kuvend.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sipas t\u00eb dh\u00ebnave zyrtare t\u00eb Ministris\u00eb s\u00eb Financave, vet\u00ebm n\u00eb gjysm\u00ebn e par\u00eb t\u00eb vitit 2025, 61 bashkit\u00eb n\u00eb vend kan\u00eb ark\u00ebtuar 4.7 miliard\u00eb lek\u00eb nga taksa e nd\u00ebrtes\u00ebs, niveli m\u00eb i lart\u00eb i t\u00eb ardhurave nga kjo taks\u00eb n\u00eb dekad\u00ebn e fundit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Eksperti i pasurive t\u00eb paluajtshme, Erjon Alimema, shpjegon:<br>\u201cKur rritet vlera e referenc\u00ebs, automatikisht rritet edhe detyrimi tatimor. Nj\u00eb taks\u00eb prej 0.05% p\u00ebr nj\u00eb vler\u00eb prej 1 milion\u00eb lek\u00ebsh \u00ebsht\u00eb shum\u00eb m\u00eb e ul\u00ebt sesa p\u00ebr nj\u00eb vler\u00eb prej 2 milion\u00ebsh. P\u00ebr shembull, zona 13 n\u00eb Durr\u00ebs \u00ebsht\u00eb p\u00ebrballur me nj\u00eb rritje t\u00eb \u00e7mimit t\u00eb referenc\u00ebs q\u00eb nuk ka sens ekonomik.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Por efektet e rritjes s\u00eb referencave nuk ndihen vet\u00ebm te taksa e nd\u00ebrtes\u00ebs. Nj\u00eb tjet\u00ebr pasoj\u00eb direkte \u00ebsht\u00eb edhe rritja e taks\u00ebs s\u00eb infrastruktur\u00ebs, e cila godet drejtp\u00ebrdrejt nd\u00ebrtuesit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cN\u00ebse nj\u00eb nd\u00ebrtues aplikonte p\u00ebr nj\u00eb leje nd\u00ebrtimi p\u00ebr 1 mij\u00eb metra katror\u00eb n\u00eb nj\u00eb zon\u00eb ku referenca ka qen\u00eb 50 mij\u00eb lek\u00eb, dhe tani ka shkuar n\u00eb 100 mij\u00eb lek\u00eb, at\u00ebher\u00eb detyrimi p\u00ebr taks\u00ebn e infrastruktur\u00ebs dyfishohet, nga 400 mij\u00eb euro n\u00eb 800 mij\u00eb euro. Kjo pasi llogaritja e k\u00ebsaj takse bazohet n\u00eb \u00e7mimin e referenc\u00ebs shum\u00ebzuar me volumin e nd\u00ebrtimit\u201d, shpjegon Alimema.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Qeveria parashikon t\u00eb mbledh\u00eb rreth 20 milion\u00eb euro shtes\u00eb vet\u00ebm nga taksa e pasuris\u00eb p\u00ebr vitin 2025. Edhe taksa e infrastruktur\u00ebs, e cila ndryshon nga bashkia n\u00eb bashki, pritet t\u00eb gjeneroj\u00eb m\u00eb shum\u00eb t\u00eb ardhura.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zbatimi i \u00e7mimeve t\u00eb reja t\u00eb referenc\u00ebs do t\u00eb hyj\u00eb n\u00eb fuqi m\u00eb 1 janar 2026, \u00e7ka do t\u00eb sjell\u00eb ndryshime t\u00eb konsiderueshme edhe n\u00eb detyrimet tatimore p\u00ebr nd\u00ebrtimet ekzistuese dhe t\u00eb reja.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nd\u00ebrkoh\u00eb, n\u00eb Kuvend \u00ebsht\u00eb depozituar nj\u00eb projektligj q\u00eb parashikon jo vet\u00ebm uljen e p\u00ebrqindjes aktuale t\u00eb taks\u00ebs s\u00eb nd\u00ebrtes\u00ebs, por edhe ndryshime t\u00eb ve\u00e7anta p\u00ebr sht\u00ebpit\u00eb e dyta dhe t\u00eb treta, t\u00eb cilat mund t\u00eb taksohen ndryshe nga banesat e para.
